How to use
- Fill the fields with numbers you measured or were quoted.
- Click Calculate.
- Change one input and run it again. The interesting answer is the difference.
- If a handbook or a product label disagrees, believe that, not this page.
Rent is a known check. Buying is a loan plus a house that breaks. This sketch only puts the rent checks next to mortgage payments so you can see the cash leaving your account.
Worked example. $1,800 rent for 5 years is $108,000. A $350,000 home with 20% down leaves a $280,000 loan. At 6.5% the monthly payment on a 30-year term is $1,769.79 before tax and insurance. Five years of those payments are $106,187.43, and you still owe most of the loan.
Do not call that a win for buying. You also tied up the down payment and you will pay a broker to leave. The page refuses to invent appreciation.
